ACCEPTANCE OF TERMS AND SCOPE

By completing membership registration, entering into a lease agreement, making a payment, or accessing the facility, you agree to be bound by these Terms and Conditions and Community Rules.

Every individual accessing or utilizing Clarkston Cowork facilities and services must be a paid member in good standing. Exceptions are strictly limited to registered Day Pass holders, invited guests attending a business meeting with a member in a designated meeting area, and attendees of authorized special events.

BILLING, PAYMENT, AND CANCELLATION

Monthly dues are billed in advance on the 1st of each calendar month. A 10% late fee applies to any balance not paid by the 10th of the month.

Standard cancellation requires at least sixty days written notice prior to the end of the initial contractual term or any subsequent month-to-month renewal period.

The security deposit is held to cover damages beyond normal wear and tear. Early termination prior to completing the agreed contractual term results in full forfeiture of the security deposit as a cancellation penalty.

Upon lease termination, all personal items must be removed within 72 hours. Remaining items after 72 hours are deemed abandoned and forfeited to management.

ACCESS CONTROL, KEY FOBS, AND PERSONAL ACCESS CODES

To maintain a secure environment for all members, access controls are strictly monitored and enforced. Issued key fobs and Personal Access Codes are non-transferable and are intended solely for the individual registered member.

You are strictly forbidden from sharing your key fob, PIN, or digital credentials with coworkers, guests, or non-members. Allowing unauthorized non-members into the building is a material breach of this Agreement.

Lost or stolen key fobs must be reported immediately for deactivation. Replacement key fobs incur a replacement fee.

Common areas and entrances are subject to 24/7 video recording for safety and security purposes. Members acknowledge and accept that these areas are subject to video monitoring.

Unauthorized credential sharing is grounds for immediate membership termination and forfeiture of deposits.

GUEST AND WAITING AREA POLICY

Guests, clients, or patients are not permitted to wait within the internal common office area unescorted. All arriving visitors must wait in the building’s designated main lobby waiting area.

Members must meet their guests in the lobby and escort them directly to their dedicated office or reserved meeting space. Guests must remain accompanied at all times and are not permitted to remain in common office areas unescorted.

PRINTER, SCANNER, AND COPIER USE POLICY

Shared printing, scanning, and copying services are provided for routine, day-to-day business documents such as contracts, meeting agendas, and standard correspondence.

Mass printing, marketing flyers, brochures, manuals, or high-volume promotional print jobs, or jobs exceeding 50 pages, are strictly prohibited on shared equipment. Members requiring bulk printing must obtain prior management approval and prepay for the job, or utilize an external commercial printing service.

Only standard paper supplied by Clarkston Cowork may be loaded into shared printers. Members may not attempt to service equipment or load adhesive labels, cardstock, transparencies, or non-standard materials.

Members must collect prints promptly. Clarkston Cowork is not responsible for confidential documents left unattended on output trays.

COMMUNITY STANDARDS AND FACILITY ETIQUETTE

Members may not directly or aggressively solicit other members for commercial purposes.

Discrimination, harassment, or disrespectful behavior toward any member, staff, or guest is strictly prohibited and subject to immediate termination.

Members must wash and dry their own dishes and clean up after their guests.

All stored refrigerator items must be labeled and dated. Management reserves the right to dispose of unlabeled or expired items at its discretion.

If you take the last cup of coffee, please brew a new pot as a courtesy to others.

Keep workspaces clean and routinely remove trash, packaging, and boxes. Do not place unsightly items visible from the exterior of the building. Keep hallways, passages, and exits unobstructed.

MEETING AND PODCAST ROOM BOOKINGS

Use of the conference room and podcasting room requires an advance reservation submitted through the member portal or scheduling software. Drop-in or same-day unreserved use is prohibited.

Members may not resell, transfer, or donate their reserved room time to non-members or outside groups.

After use, members must clean up and return all furniture to its original layout.

Hosting special events requires advance staff approval, proper scheduling, and fulfillment of insurance requirements.

FITNESS ROOM ACCESS AND LIABILITY

Access to the on-site fitness room is strictly limited to registered members in good standing. Guests are strictly prohibited from using or entering the fitness room under any circumstances.

Prior to first accessing or using any equipment in the fitness room, members must complete, sign, and submit the Fitness Room Liability Waiver and Release Form.

ANIMAL POLICY

Clarkston Cowork is an animal-inclusive professional facility and maintains a resident Service Animal on the premises.

Qualified Assistance Animals are permitted provided they are housebroken, non-aggressive, and under the full handler's control at all times. General pets are otherwise prohibited.

NETWORK, INTERNET, AND INTELLECTUAL PROPERTY

High-speed internet is provided for legitimate professional business activities. Digital piracy, unauthorized downloading, copyright infringement, or illegal network activity is strictly prohibited and will void this Agreement immediately.

Members may use the building address as their official business address. However, members may not use the Clarkston Cowork name, logo, phone number, email, or building photographs for promotional endorsements or advertising without prior written consent.

LIABILITY, INSURANCE, AND INDEMNIFICATION

Clarkston Cowork carries general building insurance but does not insure members' personal property. Members are strongly advised to obtain their own business personal property and general liability coverage.

Clarkston Cowork is not liable for loss, theft, or damage to personal property, nor for temporary service downtime such as internet, HVAC, or printer availability.

Member agrees to release, defend, indemnify, and hold harmless Clarkston Cowork and Verde Real Estate from any claims or damages arising from Member’s or guests’ use of the premises.

GOVERNING LAW

This Agreement shall be governed by, construed, and enforced in accordance with the laws of the State of Michigan. Any legal proceeding arising under this Agreement shall be brought exclusively in the courts located in Oakland County, Michigan.
